The very fact that the foot and ankle both swell...points out to the direction that it might be a stress bearing pain ..... You would need sonographic evaluation of your achilles tendon to see any swelling,thickness etc also an xray to see if there is any calcaneal spur ....there could be internal and external factors associated with it....
Recently a sprint runner had reported to me with similar problem...his sonography revealed severe thickning of TA at insertion point. He is undergoing rehabilitation and has recoverd almost 70% in one month now.
