It may be anxiety related, especially because it happens in certain situations and starts with the thought that you will feel dizzy. When we repeatedly fear a symptom, the body can become extra alert and trigger dizziness, fast heartbeat, sweating, and the urge to sit down. The fact that you remain conscious and aware of everything around you is also commonly seen in anxiety and panic related episodes.
Still, it is important to rule out any medical causes before concluding it is anxiety alone. Since this has been happening for 4 to 5 years and mainly in specific situations rather than when you are alone, a proper medical and psychological assessment would be helpful.
